The brief

House Extension in London

Following a new addition to the family, our client was desperate for more living space. The property was dated but in a great location.

Like many London homeowners, they were facing a choice between moving to a larger property, or investing in their current one.

Keen to avoid sunk costs, and the stress of moving with a young child to care for, staying put was the clear option in the end.

After enquiring and following our detailed consultation and proposal process, the homeowners took the leap into extending their London home. For this proposal, it was important that we outlined how we’d utilise their budget to the best effect and for the best possible ROI.

The build

Given a budget of £185,000 to deliver significant additions and renovations to the house, we opted to in-house all elements of this project (from conception and design all the way through to the finishing touches), in order to maximise the potential of the build.

The entire build took around 5 months, even with a tricky requirement to navigate; the client requested the slimmest possible roofline for the new construction elements. Fortunately our team has many years of experience across hundreds of unique projects – we engineered the roof to bear onto the cantilevered structure with plates rather than steels.

The result

By providing an ‘l-shape’ wraparound extension to the ground floor and converting the loft, we provided much needed family space and increased the value of the home. This included an open-plan kitchen, large master bedroom and en-suite bathroom.

On top of this, we modernised the interior of the property, ensuring a high-end finish throughout – including beautiful wrap-around bifold doors to the kitchen area.

Our client was extremely pleased with the end-to-end management of the project; especially our ability to respond to their specific requirements.

Overall, we were able to deliver exactly what the client needed, both in terms of function and investment, in line with both budget and expectations.
